Investment Sectors

The Fund focuses on eight (8) key areas of investment that aligns to sectors currently permitted for investment under the current Growth pathway of New Zealand’s Active Investor Plus visa programme. These areas of investment are set out below. More detail about the Fund’s investment approach, criteria and objectives can be found in the Statement of Investment Policy and Objectives (SIPO) which can be obtained by contacting the Fund using the Contact Us form on this website.

The Fund’s focus on infrastructure and infrastructure-backed operating businesses is underpinned by the thesis that this sector uniquely combines the provision of essential services, high barriers to entry, and the potential for stable, long-term cash flows. By investing in established businesses supported by tangible assets, we seek to combine resilient income with opportunities for capital appreciation. Our hands-on owner-operator approach allows us to actively enhance performance, unlock underutilised value, and generate attractive risk-adjusted returns for investors.

1. Digital Infrastructure

We target infrastructure supporting New Zealand’s growing demand for data storage, processing and connectivity. Potential investments include data centres and associated facilities that provide essential computing infrastructure to businesses and institutions. These assets can generate recurring revenue through long-term capacity agreements, equipment fees, and managed infrastructure services.

2. Renewable Energy

New Zealand offers attractive conditions for solar energy generation, with much of the country receiving over 2,000 hours of sunshine annually. Solar also complements New Zealand’s hydro-dominated electricity system, allowing hydro operators to conserve stored water during sunny periods for use when demand is higher. We target solar farms and other established renewable energy infrastructure, prioritising commercially viable projects with reliable grid access and predictable operating costs. Revenue is generated through electricity sales to the wholesale market or under long-term power purchase agreements with electricity retailers and commercial customers.

3. Marinas and Waterfront Infrastructure

Investments in marinas and waterfront facilities serve New Zealand’s recreational boating and marine industries. Potential investments include marina berths, dry-stack boat storage, marine service facilities and ancillary marina services . Revenue is generated through berth licences, haul out charges, fuel and chandlery sales, and services such as vessel maintenance and handling, providing multiple income streams from the same underlying infrastructure.

4. Industrial and Port Adjacent Infrastructure

We target strategically located freight-handling operations and and operating infrastructure supporting manufacturing, trade and distribution networks. Examples include port logistics facilities, industrial yards and specialised facilities near major ports and transport corridors. Revenue is typically generated through handling, storage and throughput fees charged to shippers and exporters, supported by demand from businesses that depend on reliable access to industrial infrastructure.

5. Cold Storage and Export Logistics

New Zealand is a world leader in food production and agricultural exports. Potential investments in the cold storage and export logistics sector include refrigerated warehouses, frozen-goods storage facilities and temperature-controlled distribution centres serving food producers, processors and exporters. These businesses generate revenue through increased capacity and associated charges, together with handling, processing and distribution fees.

6. Education Facilities

This sector covers investments into purpose-built facilities supporting education, including early childhood centres, schools and other learning institutions. These assets can generate recurring income through long-term agreements with education providers, while investments in operating businesses may also participate in tuition and service revenue. Our focus is on facilities serving established communities and growing population centres, where there is evidence of ongoing demand for education.

7. Aged Care and Retirement Villages

Demographic changes in New Zealand require greater support for our ageing population. We target investment into purpose-built aged care facilities, retirement villages, and established operators with recurring resident demand. Revenue is generated through the Occupation Right Agreement (ORA) model, care fees, management fees and village services. We favour facilities with established occupancy, experienced operators and sustainable long-term operating models.

8. Hospitality and Tourism

New Zealand’s distinctive natural landscapes and established reputation as an international travel destination underpin demand for quality tourism and hospitality infrastructure. We target hotels, resorts, and other tourism-related facilities in established visitor destinations and locations with strong growth potential. We favour assets with established trading performance, opportunities to improve occupancy and operating efficiency, and potential to enhance value through refurbishment, repositioning or expansion.
